Scale of Charges

Landlords:

 

1) Introduction/Let Only Service

 

£300(inclusive of VAT) (£250 + VAT) minimum or 50% of the first month’s rent payable for each letting where the tenant is introduced through the Agent.

If the monthly rental is £700 you will pay a fee of £420 inclusive of VAT (£350.00 + VAT).

 

HMO’s (Houses of Multiple Occupancy): 2 weeks rent.

If the weekly rental is £90 you will pay a fee of £180 inclusive of VAT (£150 + VAT).

 

Additional Charges:

Any additional Services agreed upon hourly rate £25 (inclusive of VAT) (£20.83 + VAT), with a Minimum charge of £20 (inclusive of VAT), (£16.67 + VAT).

All Fees are negotiable.

We offer our services on a No Let – No Fee Basis.

 

2) Full Management Service

10.8% (inclusive of VAT) (9% + VAT) of the rent received, deducted by the Agent.

If the monthly rental is £500 you will pay a fee of £54 (inclusive of VAT) (£45 + VAT)

 

Fees are negotiable for Landlords holding 5 or more properties with this service.

 

HMO’s (Houses of Multiple Occupancy): 8.4% (inclusive of VAT) (7% + VAT) of the rent received, deducted by the Agent.

If the monthly rental is £500 you will pay a fee of £42 (inclusive of VAT) (£35 + VAT)

 

Additional Charges:

Inventory Set-up Fee is £120 (inclusive of VAT) (£100 + VAT).

Tenancy Renewal Fee applicable only if a new and different Tenant has to be secured: £60 (inclusive of VAT) (£50 + VAT).

Gas Safety Record annual check can be arranged for a Fee of £15 inclusive of VAT (£12.50 +VAT).

Energy Performance Certificate can be arranged for a Fee of  £15 inclusive of VAT (£12.50 +VAT).

Any additional Services agreed upon hourly rate £25 (inclusive of VAT) (£20.83 + VAT), with a Minimum charge of £20 (inclusive of VAT), (£16.67 + VAT).

All Fees are negotiable.

We offer our services on a No Let – No Fee Basis.

 

The fees under the above services are payable when any individual or organisation enters into an agreement to rent the Property using our services.

 

Tenants:

**Tenant Fees are £150 (inclusive of VAT) (£125 + VAT) for the first applicant and £50 (inclusive of VAT) (£41.67 +VAT) for each Applicant thereafter per Tenancy Agreement, no further fee is applicable on a continuously renewed contract.

 

**NB Tenant fees do not apply to tenants of assured shorthold tenancies, student accommodation or licences but may apply for other tenancy types.

**HMO’s (Houses of Multiple Occupancy): £50 (inclusive of VAT) (41.67 + VAT) for the initial Applicant and £50 (inclusive of VAT) (41.67 + VAT) for additional Applicants.
